We currently have a production server along with a reporting server. Each server is 2017 enterprise and we are trying to mirror the prod to our reporting server. Everything is setup (it seems) and we we have a snapshot running. Shows synchronized and everything. The only issue is the Snapshot is not updating the transactions being held at the mirror level. Microsoft documents show that it should update but I don't think that's true. Do we need to delete the snapshot every time we want fresh data to look at or is their another way. (synonyms) Or is something wrong with the mirror/snapshot? All help is greatly appreciated.

That's exactly as it should work. It's a *snapshot* of the database as of the time that it was created. It's static, read-only and unchanging.
I suspect you may be mis-reading the documentation. As the source database gets changed, so the old version of the pages are written into the snapshot (that's the 'update' process), keeping it as of the time it was created.
