Yes it is a LOB. To select\insert the PDF you need to call the appropriate stream reader\writer to access the binary column in the table where the PDFs are stored.

Exclude secondary site nodes. In general, do not give votes to WSFC nodes that reside at a secondary disaster...

To add
Alwayson availability groups do have a certain limitation especially around network performance and redo on readable secondarys.
Depends on the expected volume as to how it affects the 2 areas...
