    Note that JHB rain is (from what I've heard) like the midwest - torrential thunderstorms that limit visibility to metres quite often.

    One wouldn't want the average of 20 prices to be represented the same as say 3 prices, but one might very well want the average of 20 seconds...

    Why are you wrapping these two statements inside a transaction?

    What do you see if you remove INTO #UpdatedValue from your first query?
